How long does an epoxy floor last?

A properly prepped residential garage or basement floor commonly runs 10 to 20 years. Commercial and industrial floors under forklifts, steel wheels and constant traffic are usually in the 5 to 10 year range before they want a recoat — and a recoat is far cheaper than a new install, because the prep is already done.

The single biggest factor is not the epoxy. It is the surface prep underneath it. That is exactly why we grind every floor instead of acid-etching it and hoping for the best.

Can you put epoxy over an existing floor?

Over bare concrete — yes. That is the ideal surface, and we grind it first to open the pores so the coating can key into it.

Over an existing coating — it depends. If the old coating is sound and well bonded, we can abrade it and go over the top. If it is peeling, chipping, bubbling or flaking, it has to come off first — and we do that too.

Over tile, wood, vinyl or carpet — no. Epoxy needs concrete to bond to, so those have to be removed first. We will tell you which situation you are in at the estimate, before you have committed to anything.

How much does epoxy flooring cost?

Epoxy is priced by the square foot, and four things move the number:

  • Square footage. Bigger floors cost less per foot — the setup is the same whether the room is 400 or 4,000 square feet.
  • Slab condition. A clean, sound slab needs a grind. One with cracks, spalling, pits or an old failing coating needs repair work first.
  • The system you pick. Solid color is the most economical, full flake sits in the middle, and metallic is the premium option.
  • Extras. Non-slip aggregate, line striping, cove base and heavier build thicknesses all add to it.
