Specified for the traffic your floor actually takes
A production floor is not a garage floor with more square footage. Forklift wheels, pallet jack casters, hot wash-downs, dropped tooling and spilled chemistry each attack a coating in a different way, and the system has to be specified around whichever of those is actually happening on your floor. We spec the build thickness, the resin chemistry and the topcoat from what we see during the walkthrough, then phase the install so you are never shut down completely. This is also where we handle shop, warehouse and pole barn floors of any size — from a single service bay up to a full distribution floor.
Two things separate a commercial floor that lasts from one that does not. The first is prep method. On a slab with years of oil and hydraulic fluid soaked into it, grinding alone will not get you a bond — we degrease first, then shot blast to drive a deep mechanical profile into the concrete. Joints and cracks get chased out and filled with a semi-rigid filler that can take a wheel load without collapsing at the edge. The second is scheduling. Almost nobody can hand us an empty building for a week, so we work in sections, overnight and on weekends, and we sequence it so there is always a route through for your people and your equipment. Once the floor is down, the practical wins show up fast: a coated floor reflects your existing lights, so the building is measurably brighter without adding a single fixture; spills stop soaking in and become a mop job; and line striping, aisle marking and hazard zones can be built directly into the system rather than painted on top to wear off again. Where the floor gets wet, we broadcast non-slip aggregate into the topcoat.

What actually destroys a commercial epoxy floor
Point loading, not general traffic. A forklift does not wear a floor out evenly. It concentrates several thousand pounds onto four small contact patches and then turns them, which shears a thin coating off a slab and chews out the edges of every control joint it crosses. That is why we spec build thickness from your equipment rather than your square footage, and why joints get a semi-rigid filler that supports the edge instead of a flexible caulk that lets it collapse.
Thermal shock. If you wash down with hot water, the floor expands and contracts faster than the concrete under it. Standard epoxy does not tolerate that for long; a urethane mortar or a cementitious urethane does. Tell us if you wash down and it changes the whole spec.
Contamination that was never removed. Oil and hydraulic fluid wick deep into a slab. Grind the surface and it looks clean, then heat and traffic pull the contamination back up and the coating releases in patches. That slab needs degreasing and shot blasting, not a grind.

Walkthrough and spec
We walk the floor with you and ask what actually happens on it: what drives on it, what gets spilled, whether it gets washed down and how hot. Then we spec the system around that, take moisture readings, and give you an itemized quote with the phasing plan in it.
Phasing and scheduling
Almost nobody can hand over an empty building for a week. We break the floor into sections and sequence them so there is always a route through for your people and equipment, and we work overnight and at weekends where that is what it takes.
Degrease, blast and repair
Contaminated areas get degreased and tested. We shot blast or heavily grind to drive a deep profile into the concrete, then chase and fill cracks and rebuild control joints with a semi-rigid filler that can carry a wheel load.
Build coats, striping and topcoat
The system goes down to the specified thickness. Safety line striping, aisle marking and hazard zones are built into the floor rather than painted on top to wear off, and non-slip aggregate is broadcast wherever the floor gets wet.

Epoxy is priced by the square foot, and we will not quote a floor we have not seen — a number pulled over the phone helps nobody. Here is what actually moves it:

Commercial & Industrial Floor Coating FAQs
Can you work without shutting us down?
Yes, and it is how most of our commercial work runs. We section the floor, coat one area at a time and keep a route open through the building, working overnight and at weekends where the operation needs it. It takes longer overall than an empty building would and we price it honestly, but it beats losing a week of production.
How long before forklifts can run on it?
Longer than for cars. Foot traffic is usually fine within 24 hours, light wheeled traffic after two to three days, and full forklift and pallet-jack loading after about seven — that is when the system has reached its full chemical and mechanical cure. Putting steel wheels on a green floor leaves permanent tracking, so we give you dates in writing and we would rather you waited an extra day than lost the surface.
Do you do line striping and safety marking?
Yes, and we build it into the floor rather than painting it on afterward. Aisle lines, walkways, hazard hatching, equipment footprints and keep-clear zones all go in between the base and the topcoat, so they are sealed under the clear and do not wear off under traffic the way surface-applied striping does.
